The PCA was performed at the request of XYZ Companies, using methods and procedures consistent with good commercial and customary practice conforming to ASTM 2018-15 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process and the Fannie Mae Multifamily Property Condition Assessment guidelines.


The property is a HUD property in a residential and commercial neighborhood in downtown Ironton, Ohio. We were informed that the property was built in 1978 and is approximately 38 years old. The property consists of one 10-story building with 147 one-bedroom and 4 two-bedroom apartments. The first floor is occupied by all common and utility areas. It is split between the two wings with a large covered open area between the wings. Floor 2 contains 11 one-bedroom and 4 two-bedroom apartments. Floors 3 through 10 each contain 17 one-bedroom apartments. There are 15 designated handicapped accessible apartments. Floors 3 to 9 each have 2 HC apartments and the 10th floor has 1 HC apartments.
